Market Intelligence

Market Intelligence is a service designed for identify dynamics in the existing market environment classified by region and property type, without being associated with individual properties. Therefore, it is best for conducting a market research and establishing a business strategy to enter new markets.

Market Intelligence is broken down into Time-series Data and Snapshot Data.

Time-series Data provides a dataset analyzing long-term patterns of key performance indicators for the market with region and property type selected by the user. Snapshot Data provides a multi-dimensional analysis of the detailed performance indicators for the market with region and property type as well as a specific year selected by the user. The accessibility for region and property type varies by membership category.

1. Time-series Data

To generate a Time-series Dataset, a user must select a region and a property type first. A standard member can select a region down to a metropolitan market level and a property type down to a detailed classification in accordance with KSIC. A deluxe member can select a region down to a submarket level and a property type down to a further detailed classification in accordance with Tourism Promotion Act.

The figures in the Time-series Dataset represent the averages of the properties in the market. Analytical comments summarize a long-term trend and a recent three-year trend for each item.

Once a Time-series Dataset is generated, six tabs will show up on the screen. The first tab, Overall Summary, will include an overview of the market selected, time-series graphs for key indicators with analytical comments. The five remaining tabs will provide visualized tables or graphs of detailed items, for the period from 2005 to 2019, relevant to ones in Overall Summary. The tabs are composed of Annual P&L, Supply & Demand, Price & Revenue, Expense & Profit and Value Indicators.

2. Snapshot Data

A Snapshot Dataset can be generated in the same manner as a Time-series Dataset, except that a user must specify the subject year for detailed analysis, which is currently available from 2005 to 2019. The scope of accessibility varies by membership category, as is in Time-series Data.

The figures are the average of the properties in the market, again just like a Time-series Dataset. However, analytical comments are not provided in a Snapshot Dataset, unlike a Time-series Dataset.

Once a Snapshot Dataset is generated, six tabs will show up on the screen, just like a Time-series Dataset. The first tab, Executive Summary, will provide an overview of the market selected and a one-page summary of highlights of analyses in the other tabs. The five remaining tabs will provide visualized tables or graph of detailed items which are the basis for the analysis summarized in the Executive Summary. The tabs are composed of Supply & Demand, Price & Revenue, Operating Expense, Profit & Value and Monthly P&L. The tables and graphs in the Snapshot Dataset will provide much more color than in a Time-series Dataset.

Hotelyis provides an equal access to the data for the users regardless of business area, as we believe that the information asymmetry is the main cause of deteriorating stability in the value chain of lodging industry. However, we note that the importance of each data item may vary by user’s business area, and we leave the decision to the user. Going forward, we will develop and provide more details for the guidelines, together with a training program, to make the most out of each performance indicator and our analysis.
